Section23 Developments has brought its first boutique development in the inner city to market.

The collective, focused on architecture, land development and housing, debuts its Nest Executive Townhomes brand on a redeveloped and subdivided lot in the historic neighbourhood of Hillhurst.

There are three 17-foot-wide townhomes in the development, each priced at $1,795,000. They’re located at 426, 428 and 430 11th St. N.W. The townhomes are fee-simple, meaning the buyer owns and is responsible for the exterior of their home and outdoor living space. The development isn’t controlled by a condo board, so there’s no need for monthly condo fees.

“These homes are defined by their distinctive architectural character and curb appeal, timeless tailored interiors and unequalled craftsmanship,” says Section23’s senior vice-president, Marion Murray.

For these townhomes, Section23 worked in collaboration with Monica Stevens Interior Design Ltd., which worked on the interior design, and Heritage Custom Builders Inc. which constructed the project.

Other developments ahead for Section23,  founded by Robert Ollerenshaw, include paired homes in Mahogany, a seniors’ residence at the former King Edward School site in south Calgary, and land  south of Mahogany in the Rangeview area structure plan. Section23 is also an investor in Ezra on Riley Park and 50-per-cent owner in Baywest Homes.

The Ollerenshaw family’s roots in Calgary reach back to the early 1900s, previously owning land that became portions of the southeast Calgary communities of Mahogany and Copperfield.

The Nest townhomes in Hillhurst range from 2,220 to 2,305 square feet, three levels above grade, with 726 square feet of basement development. They come with three or four bedrooms, 4.5 bathrooms, and a heated oversized single detached garage.

“They offer three levels of fully integrated indoor/outdoor living space, including a front courtyard, rear patio, second-floor balcony and private third-floor roof top deck,” Murray says.

There are soaring 10-foot ceilings on the main floor, and nine-foot ceilings on the second and third levels, along with the basement. Elegant touches are consistent throughout the homes, including kitchens that feature Caesarstone or granite counters, an Ann Sacks backsplash and
appliances in high-end brands.
